Description

This is a unique opportunity to purchase an established and profitable christmas tree plantation and ongoing business. Established in 2008, with the planting of the first trees, the business has grown and currently supplies both wholesale and retail customers. The business currently sells trees via a website, all over the north east of England (NE, DH and SR postcodes) and most trees are delivered directly to customers. All trees are freshly cut to order and are supplied already netted. Deliveries usually commence each year in mid November. The business also has an agreement to sell directly to the public from a local retail outlet, which could be continued by agreement when the business is sold.

All trees are of the Nordmann Fir variety and are at various stages of growth. The table below details the estimated number trees located in the western enclosure of the site. The eastern enclosure, which measures 5.6 acres is also planted with Nordmann Firs of mixed ages/heights.

All of the boundaries for the site comprise of deer fencing. Accounts for the business for 2023 are available upon the signing of an non-disclosure agreement. Please see further notes on tree quantities in the sales brochure.

Building 1 - 10.5m x 3.93m
Open fronted part block, part Yorkshire boarding with a sheet roof. This is used for general storage.

Building 2 - 9.20m x 18.15m
Steel portal frame with a concrete floor and box profile sheeting and roof, this is the main building used for preparing seedlings, netting trees and storage of all of the equipment.

Equipment	Included in the sale of the business is all equipment and vehicles need to operate the business from day one. A comprehensive list of equipment can be provided for interested parties along with the accounts for the business, upon signing of a non-disclosure agreement.
Access	Access can be taken directly from the Public Highway onto a track, over which there is a right of access for agricultural, forestry and equestrian purposes shown in purple on the sale plan.
Method of Sale	The property is offered for sale as a whole, by private treaty. The Seller reserves the right to amalgamate, withdraw or exclude any of the property shown at any time or to generally amend the particulars. Please register your interest with H&H Land & Estates.
