Oak Lodge Shooting Ground |
Oak Lodge Shooting Ground, established by the Landlords circa 13 years ago, is set within 20 acres of beautiful countryside, and has become a well known and established clay pigeon shooting ground. The ground regularly hosts high level competition shoots as well as shooting on weekends and Wednesday evenings. Oak Lodge offers English Sporting setups, as well as Down the Line, Sportrap, and FITASC disciplines. There is also a popular air rifle range at the ground, complete with indoor shooting areas. The clubhouse includes a popular café area, adjacent to the Gun Room. The ground sees significant footfall from those participating in clay pigeon shooting, and air rifle shooting throughout the year. |
Facilities |
WC facilities for both the Tenant and their visiting customers are to be shared with the wider Clubhouse and visiting customers of the shooting ground. There is a wi-fi internet connection at the property included in the rent, that the Tenant will have the use of. There is an existing ADT security system installed (that includes a calling service directly to the Police and keyholders) as well as CCTV (both internal and external). A small kitchenette area will be installed in the store room area, with sink basin, water supply and electricity plugs, for the Tenant’s convenience. |
Services |
The property is served by mains electricity and mains water. Drainage is to a septic tank that the Landlord will be responsible for the maintenance of. Heating of the retail space is provided by electric heating. All costs of services/energy are included in the rent, subject to fair and reasonable usage. |
Registered Firearms Dealer (RFD) |
The Landlord (who currently operates the retail space/gun room), benefits from RFD status. Please note that this RFD status is personal to the Landlord and any Tenant wishing to continue the use of the property for the retail of shotguns and firearms will need to obtain their own RFD License from the relevant authorities prior to doing so. The Landlord will support such an application where reasonably required. |
Tenure |
The property is available to let on a lease agreement on either a short or long term basis. Prospective tenants are invited to discuss their proposals with H&H Land & Estates, as the Landlord’s agents. The lease will be prepared by the Landlord’s solicitor. |
Repairs & Insurance |
The Landlord will be responsible for all external repairs and insuring the building and the Tenant will be responsible for all internal repairs within the retail area, as well as for the insurance of stock etc. |
