Advice to Tenants over the Christmas Period
As the countdown to Christmas is very much upon us, and the weather is worsening, we are reminding all tenants of their obligation to protect their rented property.
It is your responsibility to ensure that the property is suitably heated to prevent any frost damage and we recommend that you locate your water stop tap (this is usually located under your sink) and familiarise yourself with your heating system.
If you are planning to leave the property vacant for more than 48 hours, we kindly ask that you inform our Head Office, as per your tenancy agreement, and you should programme your heating system to ensure that the property is adequately heated during your absence.
At this time of year, we emphasise the importance of arranging sufficient contents insurance to cover your personal possessions against accidental damage or theft; regrettably this time of year is rife for burglaries. We also advise that your contents insurance covers you for any accidental damage to your landlord’s property, fixtures or fittings. We would also like to take this opportunity to remind all tenants of the importance of ensuring your property is suitably ventilated to prevent condensation occurring. Please ensure the property is thoroughly heated but also keep vents and windows open to allow fresh air flow throughout. This will help prevent any black mould spores appearing.
You should also regularly test the smoke alarms and carbon monoxide detectors, where applicable, to ensure that they are in full working order. Please inform our office if you do not have a smoke alarm (all properties) or a carbon monoxide detector (properties with gas central heating and solid fuel burning appliances).
In the run up to Christmas and New Year, please also be aware that our Head Office at Borderway Mart, Rosehill, Carlisle (CA1 2RS) will be closed from 12pm on Friday 23rd December 2022 and will reopen for business at 9am on Tuesday 3rd January 2022. Should you have an emergency at your rental property over our closed period, a member of the team will be on call – our out of hours number is 07711 376141. There is a facility on this line to leave a voicemail. Please note that only extreme cases will be dealt with over the festive break and we are heavily reliant upon our self employed trusted contractors during this time to assist.
