Secure Your Farm’s Future Today

The Government’s recent announcement of changes to Inheritance Tax relief, set to take effect from April 2026, has left many farming families facing uncertainty about the future. With agricultural and business property relief set to be restricted, it’s more important than ever to ensure your land and assets are accurately valued ahead of any succession or strategic tax planning.

At H&H Land & estates, we understand that your land is more than just a financial asset. It’s your family’s history, your livelihood and your future. This is why we are offering a reduced-fee Asset Assessment service, giving landowners and farming families across the North of England a clear understanding of their property’s value before engaging with solicitors and accountants.

Whether you’re preparing for the next generation or trying to navigate complex tax conversations, this service is designed to give you clarity, control and peace of mind. Our team, many of which come from farming backgrounds themselves, know the emotional weight of these decisions.

We are here to support you with expertise, empathy and local knowledge you can trust!

What is the Asset Assessment Service?

We are here to help you prepare for your farm’s future through an Asset Assessment. This is a professional valuation of your land, property and rural assets ( may have to take this  bit out as people may think we do animals and machinery too, have we got anywhere with farmstock?), carried out by a qualified RICS Registered Valuer. It gives you an accurate understanding of what your property is worth, which is a crucial first step before speaking with solicitors and accountants about inheritance tax or succession planning.

This is for internal strategic planning purposes only, the aim of this is to help you avoid common pitfalls like undervaluing your farm, being hit with unexpected tax bills or delaying key decisions about your farming family’s future.

What’s Included?

  • A written valuation report prepared by a qualified Chartered Surveyor
  • Assessment of land, buildings and property assets.
  • Tailored specifically for early-stage tax and succession planning
  • Personalised advice from experts who understand your situation.

Why do I need one?

With the Government’s upcoming changes to Inheritance Taz relief in 2026, farming families could face unexpected challenges, especially if their estate has been undervalued or left unplanned.

  1. Change is coming, be ready for it – The new rules around Inheritance Tax could mean that some of your assets no longer qualify for the same level of relief . By understanding your farm’s true value now, you can begin making the right decisions for your family’s future, before it’s out of your hands.
  2. Avoid difficulties further down the line – Too many families only find out the real value of their estate when it is too late to plan. This can lead to rushed decisions, higher tax bills or even uncertainty about who will take over the farm.
  3. Time & Money Saver – Going to your accountant or solicitor without a clear valuation can slow everything down. By having an Asset Assessment, it will help you walk into those conversations informed and prepared.
What do you need to know before booking?
  1. The valuation is provided for internal strategic capital tax planning purposes only and the report should not be relied upon for any detailed return or submission to HMRC in respect of any tax liability due. In the event that a taxable event occurs and a return or submission to HMRC is required then the valuation should be revisited at that time.
  2. This report is for your use only, along with any professional advisors you choose to share it with, such as an accountant or solicitor.
  3. Although our service helps you take the first and most important step in understanding your farm’s value, we don’t provide tax or legal advice. We are happy to refer you to trusted professionals we work closely with, people who understand rural businesses and farming families just like yours.
