New How to Rent Guide Updates for Landlords

Our Residential Lettings Manager Paula Elliot Flags Up  Important Changes for Landlords in the Government’s How to Rent Guide

Experienced residential Landlords will be very familiar with the importance of the ‘How to Rent Guide’. It’s an essential part of the information they must issue to tenants, and we’re now helping all our residential landlord clients to understand the changes that have been made to the new Guide issued by the Government within the last week.

The latest version of the Guide updates many of the legal requirements residential landlords must meet when letting properties, and it is this new version of the Guide that landlords must serve at the start of any new tenancy or at the renewal of a statutory periodic tenancy.

Many of the updates are based on recent legal changes, such as the requirement for carbon monoxide alarms to be fitted in every room with a fixed fuel burning appliance. There are new requirements including providing EICRs to new tenants, for example, and ensuring the property is suitable for tenants with disabilities.

We would be delighted to help any landlords make certain they know the laws and comply with the terms of the How to Rent Guide, and we can help make sure document serving and records comply to the all the current regulatory requirements to ensure a smooth renting experience.
