Changing Trends in the Property Market for the Modern Buyer

“In the last few years, in no small part due to the Covid-19 pandemic and the need for people to work from home, the most sought-after feature for new buyers has been a garden office. Rightmove estimate that in the last ten years mentions of a garden office in listings has increased by 1046%. This is a huge increase and a trend we have seen rise in popularity amongst our clients. 

 

The desire for multifunctional spaces, whether it be a garden office that can turn into an entertaining area on the weekends or dining rooms that can convert into family/ playrooms is another of the biggest property trends to happen in recent years. Purchasers are now more focused than ever on making use of the space that they have available. We are finding that the modern buyer needs a space that functions for both work and business as well as leisure and family.  

 

As we become more aware of the impact our lifestyles have on the planet sustainable and environmentally friendly living is also becoming an important factor in peoples’ lives. And perhaps what many buyers don’t realise is that when purchasing property with environmental features it will actually save you money in the long-term with your bills.  

 

Rising prices over the last few months and the anticipated further increases to come are a big concern for everyone. When it comes to buying property, buyers are looking for features which will reduce energy bills such as, solar panels, air source heat pumps and underfloor heating, all of these are designed to cut down the energy use of a property, thus reducing bills.  

 

This year the prices for land, and property that comes with land has been at a premium. This year we have seen some properties with land reaching prices 50% above their guide prices as the demand for land is so high.”
