H&H Land & Estates this week launch to the market two notable north Cumbrian livestock farms to be sold by Public Auction. These are the 253 acre East Farm near Wigton, and the 82 acre Fowlpool Farm near Heads Nook.
Both farms are being sold as a whole or in lots. East Farm has an overall guide price of £2,650,000 , and Fowlpool is being sold with an overall guide price of £990,000. Both farms will be sold by public auction on Wednesday 27th April in Ring 1, Borderway Mart, Carlisle.
Located on the fringe of the village of Blennerhasset, the 253-acre East Farm, is a ringfenced livestock farm, with a large, traditional, four bedroom farmhouse, and a range of modern and traditional agricultural buildings. This is in addition to a plot of land right with stone barn on the edge of the village of Blennerhasset which could be suitable for development, subject to the relevant planning permissions.
East Farm, is a characteristic farm, offering a diverse range of opportunities. The land, which has the farmhouse and outbuilding as its central focus, is excellent quality, ringfenced grazing and mowing land as well as some good arable cropping land. All is in good heart with well-maintained boundaries. The buildings are a range of stone and steel buildings, and include loose housing, grain stores, cubicle shed, lambing shed and several smaller barns and stores.
The house is a large four-bedroom, stone-built farmhouse located in the centre of the farm, surrounded by an extensive garden with stone wall boundaries.
Viewings for East Farm are strictly by appointment, and three days have been scheduled for the viewing of the farmhouse and steading, to take place on Friday 18th March, Wednesday 23rd March, and Friday 1st April.
Commenting on the property Tracey Jackson said: “East Farm is a sizable farm, presented in good order, which offers plenty of potential.”
