Access is directly off Hagg Lane. There are no services to the land however there is a water source in the form of a stream running west to east. There are no Agri-Environmental schemes in place. The mines are minerals are excepted from the sale as they are owned by a third party.
Overage
In the event that the Buyer or their successors in title obtain planning consent to carry out any form of development (other than for agricultural, forestry or equestrian use) they will pay 20% of the net uplift in value to the Seller, or their successors. This provision will run for 20 years from the date of purchase and the trigger will be any actual implementation of planning permission, or a sale with its benefit.
