Our Letting Services

As a letting agent, we like to keep things simple. We offer three different service levels:

The standard fees for each service are as below:

Fully Managed:

Initial set up fee: £420 including VAT

Monthly management fee: 13.2% including VAT

Inventory £144 including VAT

Fully Managed Plus:

Initial set up fee: £420 including VAT

Monthly management fee: 20% including VAT

Inventory £144 including VAT*

Let Only:

One month's rent including VAT

Additional Admin Fees for Landlords

  • Withdrawal from marketing: £420 inc. VAT
  • Inventory & schedule of condition report for Let Only property: £144 inc. VAT
  • Check out service for Let Only property: £150 inc. VAT
  • Deposit registration for Let Only property: £50 inc. VAT
  • Deposit dispute management for Let Only property: £75 inc. VAT
  • AST renewal, if requested: £100 inc. VAT
  • Section 21 for Let Only Landlords: £120 inc. VAT
  • Section 13 (rent review) for Let Only Landlords: £60 inc. VAT
  • Paperwork for new AST (with no marketing or referencing checks): £250 inc. VAT
  • Smoke & CO2 alarm checks on first day of tenancy: £30 inc. VAT
  • Agent’s chargeable time (time spent above & beyond our standard: £50 inc. VAT (p/h) levels of service)

Tenant Associated Costs

  • Deposits calculated up to five weeks' worth of rent, as standard.
  • Tenants will be charged £50 inc. VAT for amendments to AST
  • One weeks' worth of rent is taken for the application process. This is then deducted from the first month's rent upon successful referencing completion.
