As a rule of thumb, you must be earning 30x the monthly rent eg. if a property’s rent is £500 pcm then you must be earning £15,000 per year to meet the affordability criteria (as £500 x 30 = £15,000).
Upfront costs to be considered:
- Holding Deposit (equal to one week's rent)
- Tenancy Security Deposit (equal to five week's rent)
- First month’s rent
