Disappointment Over Lack of Support for Renters and Landlords
We were disappointed to see that the Local Housing Allowance (LHA) was not increased in this year’s Budget. Although there was a long-awaited uplift last year, the first in four years, rates still fall short of reflecting today’s rental market. This gap places pressure on tenants who rely on benefits or Universal Credit to meet their housing costs, and it continues to create challenges for both renters and landlords striving to maintain stable, sustainable tenancies.
It is also concerning that landlords have once again received little recognition or support, despite the vital role they play in providing much-needed housing. The decision to introduce a further 2% rise in property income tax from 2027, bringing rates to 22%, 42%, and 47%, adds to an already demanding landscape. Responsible landlords are key partners in meeting the UK’s housing needs, and policy approaches that make the sector less viable ultimately risk reducing supply at a time when demand has never been higher.
