A Busy Year for Lettings Leading up to the Renters’ Rights Act

2025 has been a busy year for the lettings team across all of our offices here at H&H Land & Estates. 

In the first part of the year the uncertainty of the Renters’ Rights Bill made some landlords re-assess their options. A few decided to put their properties on the market for sale, but we were also approached by a significant number of let-only landlords seeking our help and bringing their properties to us to manage.

Rents grew over the early part of the year, driven by lack of available rental stock.  Values peaked in July and August and then started to stabilise around October time at slightly less than the peak.

The Renters’ Rights Bill became the Renters’ Rights Act on 29th October, which was a great relief to us all as it then removed the’ if’ and became about the ‘when’.  The first part of the Act comes into force on 27th December with enforcement and investigatory powers.

Looking forward to 2026, I can see the first quarter of the year continuing to be a busy time for rental properties, with some strong demand and probably some steady rental increases as well. 

This will be in part due to the time of the year, but also because this will be the last opportunity for those landlords looking to sell to do so. Landlords looking to sell your property after the implementation of the RRA can rest assured; You still can, but via a Section 8 Notice rather than a Section 21.

1st May 2026 is the date when the bulk of the changes introduced in the Renters’ Right Act will come into force. This will include the removal of Section 21 Notices, all tenancies becoming a periodic tenancy (month to month), along with the removal of the landlord’s ability to ask for rent in advance, blanket pet bans etc.
