How Often Certificates Need Renewing

As a landlord, staying on top of property compliance is an important part of managing a tenancy. Keeping certificates up to date not only helps ensure tenant safety but it also keeps your property compliant with current legislation. Below is a guide to the key certificates landlords should be aware of and how often they should be renewed.  

 

Gas Safety Certificate  

A gas safety certificate must be renewed every 12 months. This inspection must be carried out by a gas safe registered engineer to ensure all gas appliances and fittings are safe and working correctly.  

Landlords are required to provide tenants with a copy of the certificate within 28 days of the check being completed or to new tenants before they move into the property.  

 

Electrical Installation Condition Report (EICR) 

An electrical installation condition report must be renewed every 5 years for rental properties. The report checks the safety and condition of the property’s electrical installations and identifies any potential hazards.  

A copy must be provided to tenants and if requested, to the local authority.  

 

Energy performance certificate (EPC)  

An energy performance certificate is valid for 10 years. Although it remains valid for this long, landlords may choose to update their EPC sooner if significant improvements have been made to the property that could improve its energy efficiency rating.  

A valid EPC is also required before marketing a property to let.
