Our upcoming Land Sale Auctions will set the benchmark for the 2025 season.

Details of a series of our property auctions taking place in early Spring will feature parcels of land, traditional barns, and rural properties across Cumbria. These early seasonal sales usually set the benchmark for the property and land market for the year, and certainly this year, there will be much anticipation as to market demands.

With a strong track record in agricultural auctioneering and specialist local knowledge, we aim to maximise interest and results for vendors opting for this traditional route of public auction sales.

The up-and-coming auctions taking place in February and March include traditional barns near Bampton, a smallholding near Brampton and parcels of quality grazing land near Cockermouth, Gosforth, and Penrith.

Selling by auction remains one of the most traditional and effective methods of property sales, particularly for agricultural land and farms. While some vendors prefer private treaty sales, in today’s market, private treaty sales do not always secure the best price, whereas auctions can generate highly competitive bidding.

Auction 1 – Wednesday 19th February 2025 – 1:00pm – Ring 1, Borderway Mart, Carlisle

  • Mullender Barns, Swindale Lane, Bampton - Two traditional stone barns within the Lake District National Park, offering potential for residential conversion (subject to planning consent) - Guide Price: £100,000 (plus VAT)

Auction 2 – Tuesday 11th March 2025 – 1:00pm – The Kellbank, Gosforth, CA20 1JA

Two parcels of grazing mowing land and a Dutch Barn at Hallsenna, Holmrook:

  • Lot 1 – 9.24 acres of grazing/ mowing land including a Dutch barn - Guide Price: £100,000
  • Lot 2 – 31.4 acres grazing/ mowing land - Guide Price: £175,000 

Auction 3 – Wednesday 12th March 2025 – 1:00pm – Ring 1, Borderway Mart, Carlisle

  • Land at Calthwaite, Penrith - A 22.76 acres prime single enclosure of mowing/grazing land, also suitable for arable use - Guide Price: £285,000
  • Hill Head Farm, Walton, Brampton - A well-presented three-bedroom detached bungalow in a peaceful rural setting with 8.18 acres of land - Guide Price: £360,000.
  • Land at Pardshaw, Cockermouth - 10.11 acres (4.09ha) of high-quality agricultural land with an additional 0.44 acres (0.18ha) of woodland - Guide Price: £80,000
